What is Air Duct Sanitizing?

Air duct sanitizing is the process of using an antimicrobial, Sporicidin, inside the HVAC ducts in your home to eliminate mold, mildew, bacteria, viruses, and fungus.  Application of this product addresses both the mature growth and spores preventing further growth after application.

Air duct sanitization is used in conjunction with duct cleaning which ensures the interior of the ductwork is clean before application.

What is the difference between Air Duct Sanitizing and Air Duct Cleaning?

Sanitizing and cleaning of your air ducts are similar, but there are distinct differences.  Cleaning is designed to remove dust, debris, and the buildup of solid particles in the ducting system.  Sanitizing is the second step in the process that applies chemicals that eliminate and/or prevent the growth of bacteria, mold, and mildew.

How does the Cleaning and Sanitization process work?

When you schedule an air duct cleaning and sanitizing appointment, we’ll start by cleaning your air ducts to remove the dust and other solid particles.  We use a commercial grade, truck mounted system to create a negative air pressure cleaning environment.  Once all the dust and debris is removed from the duct work in your home, we continue with the sanitization process.  We’ll using a fogging system to aerosolize the sanitizing chemicals so they can effectively coat the interior surfaces of the ducts.

Do I need to have my air ducts sanitized?

Most homes do not need their air ducts sanitized.  However, if you’ve had mold, mildew, or other air borne contaminants in the home, you should consider sanitizing and disinfecting your ducts.  Duct work can provide a moist environment for mold spores to flourish and it’s important to eliminate the risk of these spores settling in your HVAC system if your home has been exposed.

Also, if you’ve had water damage in your home from a flooding event, you should consider getting your ducting sanitized.

As a rule of thumb, you should request sanitizing if

  • There have been mold, mildew, bacteria, or other contaminants present in the home
  • Anyone in the home has respiratory health concerns
  • Pests, including mice or roaches, have entered the HVAC system
  • A water damage event occurred in your home
  • The HVAC system had a leak affecting the ducts

Is Air Duct Sanitizing Safe for Your Family?

The products used for sanitizing your air ducts are rated by the EPA with a very low oral, dermal, inhalation and skin irritation rate.  It is the lowest rating for antimicrobials given by the EPA.  When it is applied correctly by our experienced technicians, it should not be a cause for concern.  In fact, this product is commonly used in hospitals as a cleaning agent.

In addition, because the products are fogged into the ductwork in small quantities, they will coat the inside of the ducts, but will not blow back through the system and into the home.  However, if you prefer, leaving the home for several hours after treatment will allow the aerosolized chemical to fully settle out of the air.

How Often Do I need to have my Air Ducts Sanitized?

Sanitization should only be done when there is a need for it.  We do not recommend it as a routine procedure.  However, if your home has experienced one of the “risk factors” listed above then we do recommend having it done.  For example, if you’ve had water damage in your home, applying a sanitizer to your ductwork may be necessary.
